Transitions Development Partners - Hartwell, LLC is a Georgia Limited Liability Company with offices in Suwanee, Georgia; Greensboro, North Carolina; and Wilmington, North Carolina. 

We are a group of highly qualified professionals with many years of planning, development, implementation and operational experience. We seek to partner with individuals or groups that recognize the value of professional advice in developing ideas for their property. We also work with groups that have capital to deploy by managing the risks associated with development and deploying their capital. We are actively seeking projects and partners who recognize the value a great team brings to a project.

Our Approach

In a traditional land development model, the land developer assembles and purchases land from the original landowners. He captures most or all of the profit and the land owner receives a small payment for their land relative to the total profit received from the project. The traditional developer rationalizes this by taking all of the risk associated with project, thus he realizes the success as well. Often, this asymmetrical profit structure creates tension between the original landowners and the developer.

At TDP-Hartwell LLC, we take a different approach. We want to share in the profits of the project with the land owners and investors. In return, we ask the land owner and investors to fund a portion of the pre-development funding with their equity in the land or other assets. This “for the benefit of all parties” approach allows us to leverage our expertise in land development and funding to the advantage of all of the parties involved. We also use the land owner's local knowledge to help support the project. We plan to stay in the project for the long term and this approach allows all parties to support it.
